Home viewing checklist: what to inspect before buying or renting.

Property photos help you narrow the search. The viewing is where you test the layout, water setup, bathrooms, parking, access, shared amenities and whether the house works for your real routine.

Walk the home in a consistent order and compare what you see with the listing. Buyers and renters have different financial journeys, but both benefit from checking the physical property carefully.

Arrival

Start with access, parking and the outside of the house.

  • Look at the community entrance and how visitors are handled.
  • Confirm the covered two-vehicle carport and additional paved parking.
  • Walk the route from parking to the main entrance.
  • Look at drainage, exterior walls, porches and the outdoor areas you will maintain or use.
  • Notice how close the pool, gym and clubhouse are to the residence.
Ground floor

Check how the main living spaces connect to one another.

Walk the formal living room, family lounge, dining area, kitchen and ground-floor bedroom. Decide whether the circulation works for your household and whether the ground-floor bedroom would be useful for guests, an older family member, office space or another purpose.

In the kitchen, look at the island, cabinetry, counter space and the locations where your own appliances would need to fit.

Upper level

Inspect each ensuite bedroom as a separate space.

All four bedrooms have ensuite bathrooms. In the primary suite, check the built-in storage, jacuzzi bath, double vanity and shower. In the other bedrooms, look at usable floor area, storage, bathroom layout, natural light and the path to the balcony or other shared upstairs areas.

Water system

Understand how the tanks and pump support the home.

The property has two 1,000-gallon water tanks with a pump system. During the viewing, ask how the system is operated, where the pump is located and what maintenance the occupant or owner is responsible for. Where permitted, test taps and bathroom fixtures and compare the fixtures directly.

Before leaving

Write down any difference between the listing and what you observed.

Confirm the price, furnishing, HOA treatment, utilities, parking, included fixtures and the next step for either a purchase enquiry or rental application. If a feature is important to your decision, ask about it while you are still at the property.
